Wait a minute! Why is single family home financing listed with Commercial loans? Well, it’s pretty simple — if it is a non-owner occupied property between 1-4 units (a single family home, duplex, triplex, quadplex), then it is considered Commercial property. What that means is lenders will focus on the value of the property and the cash flow it produces, rather than focusing on the borrowers credit / debt.

In addition to focusing on the asset rather than the borrower, our lenders just flat understand the business of real estate investing versus a traditional owner occupied mortgage lender. If the property you are looking at needs rehab, it’s not unusual to secure a 75% Loan to Value (LTV) loan, plus 100% of the cost to rehab the investment property. These loans can be structured based on your investment strategy of “fix & flip” or “fix & rent”.   • 5030 years, interest-only and fully amortized options available
  • DSCR requirement of 1.20
  • 660 minimum FICO
  • For LLC, all members with 19.9% ownership or more must qualify
